What clients usually ask
How long does the design work take?
A concept design usually takes 3–6 weeks, the drawings required by the authorities a further 4–8 weeks, and construction drawings 6–12 weeks depending on the complexity of the building. I confirm the schedule in writing after the first meeting.
What determines the design fee?
Mainly the floor area, the complexity of the building and which stages you ask me to cover. I quote once I know the site and the brief; the first consultation is free and without obligation.
Do I need a building permit?
Many new homes can be built under Hungary's simplified notification procedure, while agricultural and tourism buildings usually require a full permit. I clarify the rules that apply to your plot — including the local development plan — at the first consultation.
What is special about building in the Balaton Uplands?
Much of the region is a protected landscape and a candidate World Heritage area, with specific rules on massing, roof pitch, materials and colours. I factor these in from the start, which avoids costly redesign later.
What does lead consultancy include?
I coordinate the architectural drawings and all engineering disciplines — structure, mechanical, electrical and energy performance — as well as consultations with the authorities. You have one point of contact throughout.
Do you support the construction phase?
Yes. I help you request and compare contractor quotes, and provide design supervision on site so that the finished building matches the drawings.
What should I bring to the first meeting?
The plot's land registry number, a title deed or map extract, and a few sentences about what you would like to build. If you have a budget and a timeline in mind, tell me — the quotation is based on those.
Do you work with clients from abroad?
Yes. I discuss projects in English and German, and prepare the documentation according to Hungarian procedure. Most meetings can be held online, though I always arrange at least one site visit.
